That drop-dead gorgeous smart fridge is just as much a part of your client’s life as the family dog– but should they really take it with them? Sure, appliances aren’t a star player when it comes to boosting a home’s value, but they’re certainly an enormous investment for buyers and sellers alike.
So, should they stay or should they go? If you’re having trouble deciding on what to add to your purchase agreement, there are a few things you should go over first…
Who’s Your Ideal Buyer?
You probably have an idea of your buyer demographics. If you think the target audience is comprised of first-time buyers, you can bet that they’ll appreciate appliances more than older families with appliances of their own. If your tingling realtor-senses tell you that buyers won’t be interested, let the homeowner decide.
Will they help to increase the home’s value?
It may not make a huge difference, but new and high-quality appliances, and even some standard appliances like washers and dryers, can save new buyers from a huge headache. Some appliances like dishwashers and ovens are expected to come with the home, so be wary of clients who want to strip the place bare– it’s a good excuse for buyers to negotiate low, and will definitely impact the closing price.
Will they help you sell faster or sweeten the deal?
If your client is really motivated to keep their appliances, waiting until you enter negotiations with a buyer is a good way to delay the decision. When a buyer makes an offer, adding appliances to a higher counter-offer can sweeten the deal for all parties. It doesn’t always make a difference, but most homeowners are willing to let go of their appliances if it means getting more money in the sale.
Will they be a pain for your client to move?
This is especially important for small, unusual spaces or appliances built into the property. If you think that moving those precious appliances will result in damage, best to leave them behind and avoid a nightmare.
